Getting Tired of New Guidelines not Being Announced!

OK,

I read FNMA wants an active or pending sale included in declining areas. There was a very reasonable thought and policy. However, in areas of my market that are not declining I am being asked for this after the completed report.

I thought Desktop underwriting was going to spell out what report, if any was needed. This is not the case, it appears that if the address in not found in the underwriters computer it automatically comes back as a declining neighborhood. Subdivisions five or less years old, recent road name changes, and my personal favorite rural box numbers converted to street addresses are all affected. I now understand this problem, after being hit with it a few times. :roll: It appears unreasonable that the desktop underwriting system does not give heads up on this sort of thing.

I encountered a small glitch with that system last week. I know you're not partial to AMCs but I do have some as clients and sometimes their supplemental requirements do not mirror those of THEIR client. My client (AMC) requires 2 active or pending listings in ALL reports. I did this and I state it is due to the client's request for blah, blah, blah... I thought we all got the distinction between client and lender, anyway, the lender gets back to the AMC, they find the language objectionable and didn't know why I had included the listings. The lender was perfectly satisfied with the report WITHOUT the listings. My client states that the language is not necessary and should have fallen within my typical scope of work. I told them that I would not typically have put the listings in there because the value was fully supported by the closed sales. Since it fell outside the scope of work that I would normally have done, the statement will remain. We bickered a bit and finally settled on the word "vendor" so as to not confuse or mislead any users. I've never had a complaint about this before and it struck me as odd. I would hope the vender/client/AMC would get that not ALL their clients want listings.
