problem with proof of functional utility

i have a house that has ben on the market 380 days. The floor plan is poor and they painted the walls so that helped, it is also held for sale by a trust. Comparable homes i used in the report are next door and just a few homes down sold for more in shorter time so i put a 15% adjustment on my report and my sponser said i need to prove it. I need a little help with problem, i just did a home that was two single wide put together in a l shape had not problem with the adjustment but wit hthe 200k house it is a problem.

380 days? That's over a year. I wonder if that is days on the market or the exposure time. Did you check the financing, or verify the financing and concessions of the comparable sales?

Your post at first glance sounds like a time adjustment. 15% adjustment is a sizeable adjustment. My first question would be, did you verify the financing and concessions of the comparable sales?

Second question: is this a FHA/conventional/USDA?
